The mixed-use development features two linear buildings: the Wimbourne North Block and Wimbourne South Block, offering a total of 59 new apartments. The project also includes a new café/commercial space, a playground, relocated parking facilities, and extensive pavement and landscaping improvements to enhance open spaces and amenities throughout the site. This development is a key component of Hackney Council’s Housing Supply Programme, which focuses on utilising underused infill sites within existing estates to provide much-needed affordable housing. Located within the dense urban fabric of the Wenlock Barn Estate, the North Block includes 41 homes spread across four to eight storeys, while the South Block offers 18 homes across four to six storeys. The development features a balanced tenure mix of one-third socially rented, one-third affordable, and one-third private sale housing. Situated at the corner of Wimbourne Street and New North Road, the site benefits from expansive views over Shoreditch Park to the east and faces south along Wimbourne Street. A landscaped entrance courtyard separates the development from the busy New North Road. The landscape design is crucial in seamlessly integrating the buildings into the surrounding context of the Wenlock Barn Estate. Existing area entrances are being re-paved to elevate the quality of these spaces, and shared surfaces are being introduced to enhance pedestrian safety and the overall quality of the residential areas.
